The property area is 1.79 acres (approx.79,655 sq. ft.) and consists of the main house with a two-car portico, two-car garages with storage/workshop at the rear, a one-bedroom annexe for staff, pool and spa, a two-bedroom guest cottage which has been upgraded to have cedar shingles on the roof, gardener’s bathroom and generator building.

The main entry and cottage gates are all electrically controlled and can be operated from any telephone in the main house for the main gate and from telephones in the cottage for the cottage gate. The intercom allows voice contact at the gate. The service entrance is manually operated. The alarm system covers the main house and can be activated from the control panel, any telephone or remotely from any telephone off the property or cell phone.

In addition, the house has a large basement of over 4,000 sq. ft., which accommodates four bedrooms, two bathrooms, large open spaces, a gym, a large storage/playroom, an electrical room and a water treatment room. This room is in the basement outside the 18,000-gallon irrigation tank and 12,000-gallon house water tank, both below the surface. The house water is filtered and then processed through a water softener.

An 8 ft. satellite dish is located behind the workshop/garage between the house and cottage.

There is an extensive infrastructure of cat 5, and coaxial cables to each room from the main head end electrical room located in the basement. The house is wired for wireless high-speed internet through the property using several wireless access points. The telephone system is integrated with a 20-pair main line into the house. Five lines are currently in use, including ADSL from Cable & Wireless. All phones have an intercom or broadcast features, and there are currently 2 VOIP lines in operation as well.

The gas supply is from a 400 lb. commercial cylinder located outside of the laundry/drying yard and feeds the kitchen, the BBQ on the pool deck and the Jacuzzi/Spa water heater. The suspended pool deck provides access to all pool pumps, water heaters and electrical outlets and also provides large storage space for tools, spares, ladders etc.

There is a basement storage area under the cottage for access to the solar tanks, plumbing and electrical supplies. In addition, there is a large storage area over the cottage bedrooms, accessed via an attic ladder located in the pantry. This area is allowed for storage only due to the 1200 sq. ft. limit on the cottage size.

The annexe, which is connected to the two-car garage/workshop and is used by our live-in staff, consists of one bedroom, one bathroom, living/dining, kitchen and patio looking to the north through the service entrance.

The gardens are fully mature and consist mainly of tropical plants and several species of palms. There are fruit trees consisting of three avocado, and pear trees, one mango, two lime and one Golden Apple.

As with all properties on the Sandy Lane Estate, access to the beach is provided through the Sandy Lane Hotel main entrance to the Sandy Lane Property Owners Association Beach Facilities. There is a lounge area, storage facility, bathrooms, bar, and outdoor showers. Beach chairs are also provided.
